Bailgate Court
Project TextTransforming History into Contemporary Living. Bailgate Court, formerly Chad Varah House, is a Grade II listed building with a rich history at the heart of Lincoln’s historic Cathedral Quarter. Originally constructed in 1776 as Lincoln County Hospital and later serving as Lincoln’s Theological College, the building had undergone multiple transformations over the centuries. Jonathan Hendry Architects undertook the sensitive restoration, extension, and conversion of this historic landmark into luxury residential apartments.

The Project
Sensitive Restoration & Architectural Innovation
The project carefully balanced heritage preservation with modern living requirements. Internally, much of the building was stripped back and rebuilt, retaining iconic features such as the main staircase, exposed timber beams, and historic window openings. Secondary glazing was sensitively installed to enhance energy efficiency without compromising the building’s character.
The bold new linking façade unites the historic elements, incorporating ornate banding and herringbone brickwork inspired by the original Wardens House, while the contemporary top-floor extension is subtly set back to preserve the historic streetscape. Internally, apartments were intelligently designed to maximise space, light, and comfort, with many units featuring private outdoor areas and roof terraces offering striking views of Lincoln Cathedral.
Bailgate Court addressed complex building regulations and sustainability goals without undermining its heritage. Measures included:
Radon protection via existing sub-floor vents combined with continuous mechanical ventilation
Fire safety through dry risers, automatic opening vents, and fire-resistant glazing
Thermal improvements through insulation retrofitting and a high-specification north façade extension
Sensitive car park expansion using permeable surfaces to protect underlying archaeological elements
Heritage, Context & Community
The restoration reinstated the building’s architectural rhythm and presence within Lincoln’s Cathedral Quarter. The North façade was redesigned in a Georgian-inspired language, replacing patchwork extensions to enhance the streetscape, while the Chapel and Wardens House were carefully converted into single residences. Landscaping was refined to restore historical sightlines and give prominence to the iconic Copper Beach tree.
A Lasting Legacy
Bailgate Court exemplifies the thoughtful integration of contemporary residential living within a historic context. By blending restoration, innovation, and sustainability, the project ensures the long-term preservation of a treasured Lincoln landmark, breathing new life into a building that has shaped the city’s architectural and cultural heritage for over 250 years.
